Linelive provides a full technical documentation service to the construction industry, and our core services are detailed below.
We can provide documentation in both hard and/or electronic formats if required, including fully-hyperlinked electronic versions.
As standard, all hard copy manuals are presented in A4, 4D ring, white presentation binders with any supporting documentation clearly index in either subcontractor or works package order as per your preference..
Depending on the final file size, electronic versions are provided on labelled discs, USBs or can be sent via file transfer.
If you require your manual to be presented differently to the above, please let us know at the outset so we can cost accordingly for this. (Linelive can also provide costs for specialist printing, particularly for items such as home user guides and drawings, if required).
Operating & Maintenance Manuals
Operating & Maintenance Manuals (O&Ms) make up the bulk of what we do. Based upon the A37 section of the Employers Requirements, Linelive collates the information required from the project Design Team, together with operating instructions and cleaning/maintenance tasks from the subcontractors, in order to create an easy to use and comprehensive manual for the end user.

When it comes to technical writing, we pride ourselves on describing building services systems in a way that is clear and informative for both engineers and other building users.
Health & Safety Files
Working alongside the project CDM Co-ordinator (Principle Designer), Architects, Design Team (and sometimes the end user/client), we pull together any potential hazards into one easy to navigate document.
Building User & Home User Guides
User Guides are written with the end user in mind.
This is why we often insist that we personally visit site near completion in order that we can view the building as they would. We can find anything that that requires user intervention and then use what we have learnt to create an easy to understand guide. These are fully illustrated with photos and diagrams, and also include operating instructions for all installed items and appliances. A simple to use, comprehensive one-stop guide to the property.
BREEAM Compliant User Guides
BREEAM (Building Research Establishment Environmental Assessment Method) is the world's longest established method of assessing, rating and certifying the sustainability of buildings. If you require your user guide for BREEAM certification, please let us know and we will ensure that what we provide is compliant with the requirements.
Log Books
Using information provided from the mechanical and electrical contractors, Linelive compiles services log books for use by facilities managers. These documents are designed to be "live", and once we have provided the initial copy, they should be updated accordingly by the building facilities team. Linelive log books are based on the CIBSE TM 31 layout.
Regulation 38 Fire Safety Information
Documentation can be provided ensure that Regulation 38 of the Building Regulations (2010) is covered. The regulation ensures that information critical to the life safety of people in and around the building is communicated to the owner, occupier and/or end user, allowing correct operation and management of the building.
'Mini' O&M Manuals (for subcontractors)
Linelive doesn't just cater for large main contractors.
Our services extend to the project subcontractors as well (if required).
We can compile the O&M documentation that you may be required to submit as part of your package of works.
Rewriting & Updating
Manuals will need to be updated to reflect any changes to a building to ensure that the correct information is presented to the end user.

Linelive can provide a document handover management service whereby we collate, manage and track all of the documents required to ensure that all are in place ready for practical completion of the building.
