We often get asked to provide a 'ballpark' cost for compiling an Operating & Maintenance Manual. 

 

However, there is no hard and fast rule for this as no two construction projects are ever the same.

Projects may appear to be very similar, but the requirements of the end user may often be very different.

Operating & Maintenance Manuals (General Information and Building Fabric)

When pricing a standard Operating & Maintenance Manual, we will ask you for the following information. This allows us to gauge the size and complexity of the project and the information required. As a minimum we require:

​

• A brief description of the project and location.

​

• A copy of the A37 employers requirements - this details the manuals required, (Building Fabric, General Information etc), and the information they need to contain. The A37 also details the number of hard copies needed and what is required electronically.

• Floor plans and elevations

​

• A list of subcontractors or works packages - generally speaking, the more subcontractors or packages on a project, the more it will cost to compile the manuals.

​

• Project time frame - When is the project practical completions date and are hard copies required for review at certain points during the project? We would normally suggest 4 - 6 months notice as a minimum, but we have been known to compile an entire manual in ten days - though this is not ideal !!

Mechanical & Electrical (Building Services) Manuals

​

For mechanical and/or electrical services manuals, we like to see the following as a minimum:

​

• A brief description of the project and location.

​

• Main services schematics and drawings - this is so we can see the complexity of the systems and the equipment installed.

​

• A copy of the building services specification - again, this gives us a good insight into the types of systems installed.

​

• Project time frame - As with O&M manuals, we need to know how long we have before PC to write the manuals. However, as long as we are given all the required information, these usually take less time to put together than the O&M.

​

Projects which contain basic M&E systems will usually cost less than those with more complex installations.
